Project Location
- 145 Bray Road, Lawnton
- Site approximately 3,309m² in size
- Site already had an existing residential dwelling
- Moreton Bay Regional Council Planning Scheme 2016 (MBRC PSP) had classified the site as general residential for ultimate land use
- Lot 105 on RP92843
Project Summary
- Subdivide existing lot into four freehold lots
- Provide infrastructure to service the lots
- Construct new road for future use in dedicated corridor
Our Role
CWD Group undertook the following scope of works for the project at 145 Bray Road, Lawnton:
- Stormwater – Detailed Design
- Detailed design of proposed internal stormwater network, including connections to existing infrastructure
- Ensure site obtains lawful point of discharge
- Documentation of designs supervised and certified by RPEQ engineer
- Submit a stormwater management plan and documentation to council as needed for approvals
- Sewer and Water – Detailed Design
- Liaise with Unity Water regarding approval
- Undertake detailed design of water and sewer infrastructure including any required calculations
- Designs supervised and certified by an RPEQ engineer
- Submit documentation to council as needed
- Roads and Earthworks – Detailed Design
- Develop a bulk earthworks plan consistent with the development conditions requirements
- Earthworks and retaining design
- Erosion and sediment control design
- Detailed design of the new roads
- Designs supervised and certified by an RPEQ engineer
- Submit documentation for operational works approval to council as needed
- Tenders and As Constructed Documentation
- Prepare and send out to civil contractors bill of quantities and tender document for the above mentioned designs
- Obtain from contractor quality assurance documents which can be in the form of pipe pressure tests, pipe laying certificate, CCTV footage (if needed) of works as is required to be submitted to local governing body
- Prepare and certify as constructed drawings and other information for the engineering components
- Construction Inspections
- Undertake inspections during construction to enable certification of works. This includes a prestart meeting and an off-maintenance inspection. It was anticipated that there would be approximately eight site meetings.
The Project
CWD Group’s stormwater management plan outlined the constraints that were identified for the site with regard to stormwater management. Those constraints included ensuring no actionable nuisance was caused on neighbouring properties, ensuring that the site discharges to a lawful point of discharge, managing flows entering the site from upstream neighbouring properties, and the increase of impervious area due to the development will increase flows. CWD Group’s responses for these constraints involved capturing roof water and pavement runoff, ensuring the development did not cause an actionable nuisance on neighbouring properties, redirecting discharge from upstream catchment away from potential residential dwellings and ensuring there was no adverse impact on the existing stormwater drainage within Bray Road as a result of the development.
To manage increased water runoff, CWD Group determined it appropriate to construct stormwater infrastructure on site to convey the runoff which flows towards Bray Road and the proposed new road within the site. As such, lots 1-3 received a connection to convey flows down under the driveway to the lawful point of discharge, and minor flows from lot 4 were discharged to the proposed road via a kerb adaptor.
Prior to commencement of construction, an Erosion and Sediment Control Plan (ESCP) was prepared and implemented to minimise the impacts on stormwater quality. The plan addressed and adhered to the site and catchment specific erosion control measures.
Value Added by CWD Group
CWD Group’s ability to not only undertake the above works effectively, but to do so in a timely manner, enabled the project to continue on schedule. As a result of CWD Group’s involvement in this development, the subdivision and subsequent construction of this project were approved by the necessary council authorities and completed to a high professional standard.
